Whether you are buying (new or existing), selling, building or remodeling your home, Park City Home Inspections will provide you with an analysis that is all-encompassing. It is critical when doing a thorough inspection that a qualified inspector knows the process of building a home or commercial condominiums. It takes years of actual hands-on building, supervising, and inspecting to know just what to look for in correct building construction, knowledge and understanding of the new and existing building codes, and how quality fabrication is supposed to appear.
1. Roof: Roof covering, gutters, downspouts, vents, flashing, skylights, chimneys, roof penetrations, general roof structure, and radiant heat trace system.
2. Attic, Insulation, Ventilation: insulation of unfinished spaces, crawl spaces, foundation area, and exhaust system.
3. Exterior: vinyl siding, wood, stucco, engineered wood siding, stone veneer, synthetic rock, brick, Hardie board, etc. Flashing trim, walkways, driveways, stairs, patios, decks and drainage systems.
4. Basements, foundations, and crawl spaces: foundation movement, cracks, structural concerns, and possible water penetrations.
5. HVAC Systems (Heating, Ventilation, Air Conditioning): heat pump and furnaces, AC condensers, mini-split systems, window ac units, commercial package units, intake and exhaust systems, combustion gases, CO detection, and airflow measurements.
6. Fireplaces: visible portions of the fireplace and chimneys, lintels, damper doors, cleanouts, and frames.
7. Electrical: fixtures, receptacles deemed AFCI and GFCI, grounding, switches, light fixtures, service drop, overhead service conductors, service panels and disconnect, presence of smoke alarms, and CO detectors.
8. Doors / Windows / Interiors: doors, windows, floors, walls, ceilings, stairs, railings, garage doors.
9. Appliances: dishwashers, garbage disposals, stoves and ovens, range hoods, cooktops, microwaves, trash compactors, bathroom exhaust fans, garage door openers, and other built-in appliances.
10. Luxury Homes: Although a luxury home is still technically considered a residential property, these properties are typically designed and built with commercial applications or contain commercial features such as substantial square footage, multiple HVAC systems, and commercial kitchen equipment. It is not unusual to find a luxury home with an exercise room, wine cellar, high-end fixtures, multiple fireplaces, complex swimming pool, sauna, spa, water features, and especially snow-melt systems (roofs, driveways, walkways, and interior floors) here in Park City. So clearly enlisting a qualified person with commercial building and inspection experience is extremely important.
Infrared imaging allows unseen problems to be found by the inspector. A traditional home inspection report can only reveal so much for the buyer/seller, but it can't see beyond what the human eye can detect … however, thermal imaging inspection can! A thermal imaging home inspection is to resale home buyers what CarFax is to buyers of a used car. While the naked eye can see where a problem may be, an infrared camera can see exactly where the problem is located, which is an huge advantage for new home buyers or sellers.
Infrared can reveal a lot of hidden issues in a home - including moisture (mold thrives where there is leaks and water damage, which would otherwise be invisible), heat & energy measurements, pest infestations, foundational cracks, ventilation problems, missing insulation, and structural concerns. If a home inspector is not using thermal imaging technology, then you wasted your money!
Radon Testing: I feel it is important to include this as a standard of practice in my reports. According to the EPA (Environmental Protection Agency) website, one in three Utah homes are estimated to have dangerous levels of radon gas, five times more than the national average. Radon is the #1 cause of lung cancer among nonsmokers in the United States. Included in this research was a list of Utah counties at high risk for radon gas exposure, identifying Wasatch and Summit counties. It goes on to explain that radon gas exposure most commonly occurs in the home, and is caused by the natural decay of uranium that is found in almost all soils. As radon is created through radioactive decay, it then can rise and move through the ground into the air in a home through cracks and other holes in home foundations. Once it has entered a basement or similar ground floor room, it can become trapped inside and build up to dangerous levels. Radon can also sometimes enter a home through well water. The EPA mentions that all homes, new and old, can have a radon problem.
Mold Testing: Mold is important because it can hidden mold and its moisture sources, and preventing serious health problems(allergic reaction, asthma attacks, and respiratory infections). It also helps protect property value by avoiding expensive remediation costs and provides peace of mind, especially during real estate transactions. Testing and identifying for mold aids in negotiations in selling price, or to request remediation before a purchase is finalized. Our inspections use air sampling, moisture and humidity levels, and surface testing to determine the type and extent of mold contamination.
